the best method for getting this data is to have someone pull sales stats on the MLS. You can also get that information by calling the MLS directly.
But... I think you can also find that just by asking for a referral to a good agent!
I know a few in that area that are great and would do a good job... in fact I would consider co-listing it with another agent in my office - meaning you would get me on the listing and have another whole agent out there working for you for the same money. (I'd take 1/2 and she would too)...

If you are in Palm Beach Square there are 22 active listings (at higher & lower prices than yours) and 7 of them are short sales. True, not all have your square footage and or may not be in the condition yours is in. However, there is one short sale listed that appears to be most similar and it is listed $10,000 less than yours. I'll also, importantly, add that I am not familar with your subdivision and perhaps your lot is larger or may be more desireable than the others for some other reason.
Mortgage funds are extremely tight and while there is someone out there who would like to buy your property they are having difficulty in qualifying. As you know, this is going on throughout Palm Beach County as well as the fact that we have a + 11 month housing inventory supply so I wouldn't necessarily blame your agent!
