I live in the next zip code over in Roseville, California. I would be happy to give you a drive by (or interior inspection if you prefer) opinion of value. _ Jim Walker

Hi Fever. Judging from the zip code in your profile, you are talking about Antelope in Sacramento County although your question comes up as Wasco County in Oregon. Must be a Trulia glitch.
As already pointed out by others, you can contact any agent who serves in Sacramento County. As you can see from my profile, I am an agent in the greater Sacramento county and I am also a certified property valuator. I'd be happy to give you a no obligation CMA for your property.
While Zillow works better in metropolitan areas, I would not rely on the Zillow zestimate as Zillow's estimates are based on county records, which are not as up-to-date as the MLS that Realtors use when conducting a CMA. In the current market, you really need to use the most current data available.

As the other posters said, a competent Realtor should be able to determine a market range of value by comparing your property to those that have recently sold in the area. This is the same procedure a licensed appraiser follows when completing an appraisal.

My experience with Zillow has not been that impressive; their values are often 10-30% off. In this changing real estate market, values are quickly adjusting - it takes a knowledgeable agent with an eye to details.

Ultimately, if you plan on selling your house, the value will be determined by what a Buyer is willing to pay.

Best of luck!

The best way to get an accurate market valuation of your property is to have a few local Realtors come in and give you a competitive market analysis. If you have three (my recommended number) quality agents give you their opinions (backed up with local comparables, no older than 3 months) you should be able to build a consensus from their opinions.

I have found that Zillow's patented "Zestimates" are rarely accurate, and often 10%, 20% even 30% off.

There's no substitute for having a Real Estate Professional who works in your market view your home.

Fever, You can contact any Realtor in your area and get current sales comparables of your property. If you want a quick but not always accurate estimate, you can go to http://www.Zillow.com. Good luck.
