How fast your home sells is dependent on 3 main factors, the location, the price and how well you have maintained your home. The Clarksville market is very different in that every neighborhood and development has a distinct "Days on the Market" even if they are located right next to one another.
You can click on the following web references to find out more info about your area:
I would contact a local Real Estate agent, and ask for the stats in the area you are referring to.. Be frank and ask for no fluff. They will give you the cold hard facts..
You can speak to a local agent OR get an idea from the most recent quarterly report.

Hm, a crystal bowl would be great if it would work!
You know the other Realtors are right, you need to connect with a good area Realtor to get some of your concerns and questions answered... At least the area Realtor will be able to look at the last 2 months, 4 months and 6 months of sales of homes just like YOURS, because different price ranges, sizes of homes, lot sizes and ages of homes may sell differently, so your Agent may prepare 2 different market analysis, But those numbers, have to be interpreted right, and are just a base line an approximate consideration.
For example.... If your Agent would tell you that in the last 6 months 6 homes like yours or similar to yours in price, size and style have sold, i.e. one per months!!!!! and there are 24 similar homes currently on the market for sale, your Agent will tell you that you have 24 months of inventory currently....
Now that means 2 years, but that does not tell you whether your home will sell during the first 5 months or during the last 5 months of those 2 years, right?
But your Agent, having seen many similar homes, will be able to suggest staging, painting, landscaping etc. etc. to make your home more competitive, also if you price your home not on the top of those competing homes but in the middle or even below, you will have a better chance to sell before the end of those 2 years.
I just used this example, to explain .....
Furthermore, since homes are judged by the potential future buyer, his/her taste, life style and needs, one home will sell before another, just because the buyer fell in love with it, instead of falling in love with another one....
But nevertheless, in order to have some idea what you should expect, a local agent with years of experience and who will be honest with you about your home and how it compares to the rest of your immediate market, would be extremely helpful...

Snypam118,
Tim and Pam are correct with their suggestion that you contract a realtor who can supply you with Comparative Market Analysis (CMA) or "comps" for a particular area. The key to the CMA is that you compare like properties to like properties. You would not compare a condo to a single family home, nor would you compare an all brick home with one that is all vinyl siding. Many of us will run comps per subdivision or by school district.
For a ballpark check out our website - http://www.dianeo.us and click on the Find your Home's Value section.
Good afternoon, the best way is to contact a local Realtor to provide you with an analysis of the area over the past ninety days within a radious and similiar built homes. If you would like some assistance, please let us know.
