It is on .49 acres and is zoned both residential and commercial. Could be a great investment or rental property but I can't just give it away because I need to at least get my payoff amount for it.

It would help you to consult with an expert in your area.
You should know that the amount you paid, the amount you owe, or the amount you need to net have nothing to do with the market value. In this economy the only people selling should be those that need to sell.
If you do need to sell, then you need the best brains you can hire. Interview a few Realtors, compare their proposals, and you'll see what I mean.

You can try to do it yourself, which it sounds like you are considering; or you can hire someone to assist you.
While some people are reluctant to hire a Realtor becasue they don't want to pay any fees, it is a fact that people sell their homes more quickly and for a better net to them using a Realtor than going it alone. Especially in this type of market with larger number of lisings available for a buyer to choose from. Buyers who choose for sale by owner homes are usually investor type people who are looking for a bargain and thus negotiate a low price or don't buy at all. Also a Realtor can expose your home to the over 2500 Realtors in greater Baton Rouge Board. That's several thousnad Realtors that might just have a buyer looking for jusst what you own!

It sounds to me that you are not working with a real estate agent, which I strongly suggest you do.....
Not only will the agent provide you with a detailed market analysis, comparing your property to potentially similar ones in the area, show you what is on the market competing with yours etc. so that you get a better feeling for what the market will bear, your costs involved and your net to seller at the end to see if that will cover what you owe to the bank!
You may want to work with an Agent who not only is specialized in residential properties but also commercial properties as he/she can better assess the value for both potential buyers....
