You have must use an expert REALTOR in your area. Competitive pricing and good staging are very important factors.
Regardless of the market, you should only sell your house when your needs have changed and you are ready to make a move. Don't try to time the market. If you are selling in a Buyer's market, you are going to get a very good deal on the property you are buying. Thus, you may think you are selling low. But, you are also buying low.
Be sure to listen to a licensed Real Estate Agent who has a good track record and a good reputation. In no circumstance should you over price the property. If you price it correctly or slightly below market, your home will sell as Buyers are buying. However, Buyers are looking for value.....just like you will be with your purchase.
Be sure you have an Professional that can answer the questions someone might ask them...........
Clean it up as much as possible...the sharper the look the better the chances of a great first impression.
Also, price it right! If you need to sell quickly, don't mess around trying to make an extra few bucks. Here in our area if a home is priced right, it sells during the first 30 days. After that, it's the 4 month mark because that tends to be when prices are dropped to a correct range!
