How common are termites in san carlos houses?

We ordered termite inspection report from a house we were looking at in San Carlos. The house was about 60 years old. According to the report, "evidence of drywood termite infestation was noted across the front area. Infestation appears to extend into close, inaccessible areas". Does this sound serious? How well does termite treatment work?

Vic, I would have to see the inspection report to get a better idea. There are spot treatments and tenting. From my understanding the tenting is the best because they may very well be in places that weren't discovered. The price for the tenting you gave sounds reasonable and doesn't go much lower than that. It depends on the size of the house and a cubic volume measurement in terms of how much gas they pump in. Is there any way under the house to see what might be going on? If you remove the boards to replace, will you be able to see more? An ideal time to tent may be right before you move in, but you may want to have a contractor come by and tell you if its something they can replace. Even a structural engineer. In your case it doesn't really sound that bad if they are telling you to just tent and not tear out and replace wood. Ask about a spot treatment but thats probably $400-$600 and when you start paying that you have to ask would it have been better to do the whole building and get those unknown guys? Are their old wood fences around the property? As I mentioned before these pesty little guys will come back especially if you don't work on some of the items I listed below. Have you asked the seller to pay part of the cost? That may be an option, but your realtor should be able to guide you there in terms of whats going on with your escrow, etc.

Thanks for the answer. The inspection suggests complete fumigation of the entire structure. The cost quote is $2034. Does this imply this seriousness of the problem? Is there a way to find out how much damage has been done to the existing structure, especially those invisible area?

FIRST ANSWER

There are termites everywhere around here. What was the bid to repair? Have a contractor give you a bid too. Tenting will get rid of termites, but they can come back next week. It's important to take protective measures and try to limit their chances of doing damage. Wood should not come in contact with ground. Keep brush/plants back from building. keep debris out from under the house. Replace damaged wood etc. I have most often seen damage around doors, from wood decks attached to house and from fences attached to houses. Glen
