How can a home seller work best with their agent?

First of all, find an agent that you like and can talk to because communication is key in this relationship. Listen to your Realtor, even when it hurts. Know that your interests are aligned and that your Realtor has your success in mind. He's on your side!

Pricing is sometimes the most difficult point to come to terms with. Ask your Realtor to provide detailed CMAs for market conditions in your area. If you're still not satisfied with raw statistics, ask your Realtor to drive you around to at least see the outside of competing properties that fit your listing's criteria.

Ask your Realtor to make regular status updates with you at a frequency that works for you. Remember, you're the boss, and your agent works for you. Listening and following the advice of your agent, however, is in most cases, the best coarse of action if you want the property sold quickly.

Full cooperation and full disclosure of all material facts about the property...and by cooperation I mean, easy access to the property for showings, photos, and inspections and listening to the facts about your homes value

Be flexible; remember agents see more properties than Sellers/Buyers do and have a better 'feel' for what the market is doing. Remember when you set a price it is an ESTIMATE of what it will sell for; and, if the ESTIMATE is not producing the results desired....time to reevaluate. Don't fight you agent; they want to help you sell, not give the property away. Do you best to show the property off; paint, clean-up, make the property smell great..... put personal effects and valuables AWAY!

An important thing to keep in mind, is that the seller's agent is the listing agent. In 95% of home sales in Naples, the buyer's agents actually sells the home not the listing agent. Many sellers like to focus on the 5%, in other words what open houses, postcard, etc is the listing agent going to do, to get the home sold. And completely ignore how to target the 95% of sales occurring through a buyer's agent. The focus should be on, what is the listing agent going to do, to get the attention of the buyer's agent. Work with the listing agent and make sure the MLS listing is as accurate as possible (many have errors, and some with significant errors detrimental to getting the home sold, unbeknownst to the seller). Make sure the property is eloquently described in the MLS, that photos look professional and taken in the best light and virtual tours are a must. Buyer's agents will choose those homes to show that match their buyer's criteria, based on what they see in the MLS, the MLS listing is the HOOK. Also the buyer's agent will choose those homes that are easiest to show. Homes that can be shown on short notice get the most showings. Those that require an appointment with the listing agent will get fewer showings. Sometimes significantly fewer.

It's important to price your home correctly, so work with an agent who understands your market and can demonstrate the estimated price of your home via a comparative market analysis. Beyond that, as simple as it sounds, communicate with each other. The agent should provide constant feedback, coordinate showing appointments, assist with negotiations, and manage contract deadlines and obligations. The goal for both seller and agent is to sell the home at the highest possible price, within a reasonable period of time, and at minimal inconvenience to the seller.

A good sales agent will always consider the needs and goals of their client. Listen to an experienced agent who will assist you with the staging of your home and who is interested in your financial gain.
When I work with a seller, I treat their home as though it were my own and handle the sale according to the needs of my clients. If you are looking for the right agent to get the job done, Call me!!!

In order to give you the best representation you need to find an agent with multiple skills: 1st the agent should know all about your neighborhood, then they need to set the proper price for your home to sell.
