Your name sounds familiar to me. Do you work in interior design?
Appraisers go back 6 months. The end of 12 month ago..the 9,10,11,12..will skew the valuation of your property downwards as the market has come up quite a lot in the past 6 months here. Dont sell yourself short by using old numbers. If you are in the market to sell your home, then you want to get as close as you can to full market price. Honestly the best valuation for your home can be achieved by an appraiser for as little as $300.

Naples Home Sale information is available from the Collier County public records. However, most people use an agent that they trust to do what is called a Comparable Market Analysis for the Naples or Marco Island community that they are considering. You can search for current Naples home listings on various websites including our website http://www.agent4naples.com. You can compare what it appears that people are asking for similar homes, but the real answer for value lies in what people have been willing to pay. Also when you take into consideration the upgrades (or lack thereof), if the sale was distressed or the quality, type of home there are adjustments to value that should be taken to give you a clear picture of home value. As a Buyer your agent will do this analysis for the most part at no charge to you. If you are a seller, you can interview several agents prior to listing your home for sale and we will do an analysis for you. Either way, it is in your best interest to talk to an agent that is a Naples area Real Estate expert and listen to their input.

Any Realtor can provide that information from the MLS. I also subscribe to a system that allows my customers to recieve daily updates on what is new on market, pending or sold.

The best way is to ask for information from your local market. Ask a realtor about local trends. It is the best and most accurate information. Realtors like to give information and it is free.

The mls provides the most accurate information. Trulia (sorry) and realtor.com tend to lag behind or not give you the entire picture. I can't tell you how many times I hear 'but my neighbor said' or some website offered
inaccurate information. You need 'just the facts ma'am'!

You can see what has sold by going online to your county property appraiser or stop down there and chat with the people in that office.

You need to choose a Realtor to work with.....this information will be provided and dilligence done along with you in regards to pricing...etc. We would love to help. Let us know.

Hi Lori, what a great question, I just finished doing a work up in zipcode 34119, I chose 11 Active, single family homes 3/2/2car, with pools listed price starting $224,900 up to $750,000. These 11 are in the Pebblebrooke Lakes, Indigo Lakes, Heritage Greens, Black Bear Ridge, Logan Woods and Oaks Estates areas. This is just an example ( having no clue what you are looking to sell or buy). Also, 2/27/2011 at 5 p.m. 74 new listings on MLS, 31 SOLD, 111 went pending...that is just one day!!!

From 2/28/2011 to 2/29/2012 Activity for zipcode area 34119

What specifically are you looking for...to much data to just send you everything.... I can send recent sales/solds, and any time period within the last two years. The market is on an upswing this year, so far which began last year. There are sales and other data available to you, important information for buyers and sellers.
I can provide that for you, and a market analysis for any specific property, which assists sellers to price properly.

I have also performed BPOs in Naples ( broker price opinions) for lenders. Using market data, the lender can then evaluate an offer on a property or determine how much of a line of credit/homequity for refinancing.
