Hi Tabu,
As others have mentioned, the first step is to make your property look it's absolute best, inside and out, since you'll have lots of competition. The second step is to get the pricing correct, and the third is marketing the property all over the place, online and off. The first step is up to you, while you can enlist the help of a realtor for the second and third steps. I am in zip code 33127, so likely not too far away. Let me know if I can help you further. Thanks!

Tabu,
First thing, Trulia makes it taboo for owners to enter their houses in the listing section. It's reserved for agent/broker listings. However, you can create an ad in the blog section, and upload youtube videos of the property as well as photos. Other than that, all I have to offer is the link to my blog, which is below. It may have some things of interest to you in it. Good luck. In the Miami market you will probably need it for sure.
Tabu,
Your best chance is to list with a reputable broker and let them do the work by advertising in major websites and local mailings.
Good luck, and let me know if i can help,

HOW TO SELL YOUR PROPERTY - "Simple Version" First: Write down EVERYTHING you can think of, the "good, bad, and ugly" on your property; everything that is NEW(er), write it down with a date to qualify it. 2nd: Know your market, get some data; make sure your property is hands down the best buy in the market place or buyers will simply chose a better buy elsewhere. 3rd: Basics of selling real estate: Location, Price, Terms, Condition, Marketing; in our market like most, your property has to BEAT the COMPETITION in every category, or appear that it has more "pluses" (good) to counter-balance the "minuses" (bad or ugly). If you don't WIN ... you lose. Don't settle for some real estate agent who tells you "no problem" or tells you just what you want to hear. If they can't PROVE value to you, once you, who knows the property probably better than anyone else alive gives them the "ammo", then get a real estate agent who CAN PROVE it. If they can't PROVE and MAKE their case to YOU, the owner who is on the same side, how in heck are they going to prove it to a choosey buyer, the buyer's Realtor/negotiator, appraiser, etc. That's what I did on my own developments to pre-sell them all before development was even done. Good luck. Sincerely, Mark Hansbarger, Broker-Developer
