How can I get more showings?

We have been on the market for 3 weeks. In the 1st week, we had 3 showings and a low offer that we were unable to come to terms on. We have not had any showings since then despite dropping our price by $10K. We are priced within market comp analysis and located on a quiet cul de sac. How can I get more showings?

Your home is only new to the market for about 30-45 days and that window is when you can expect the most activity. Buyers look at the new listings first then work their way through the inventory. A good listing is the culmination of great photos, staging, accurate pricing, and a great description. Also, making your easy to show appointment wise with make life easier for agent and prospective buyers to see. In other words, price is most important and then there are a million details that add up to a successful sale and closing.

First you dropped your price by a heck of alot real quick. That sends up flags sometimes more than helps. You should check to see if you are listed at or just below market value. if so make sure your home is being advertised and marketed to the peeople or are the most probable buyers for your type of home and area.

Molly, in today's age many consumers are looking on line, so your online prescence is very important. How the home presents on line is going to carry a large weight with potential buyers. If the home is vacant and the photos show a vacant home it does not encourage them to see themselves in the space. Maybe some staging would help. After photos, real video helps, as well as information about the neighborhood, and the surrounding area and what there is to do from restaurants, to parks etc. Secondly, after online, I have found that you want to know stats of those online views, it takes about 100 online showings for every 1 physical showing, and about 10 physical showings to hopefully get an offer. As most interest is in a property when it first comes on, you may now be chasing the market, rather than having the market chasing your home. So you will need to do something extraordinary to grab the markets attention again. Good luck.
