How can I figure out what my closing costs would be as a seller?

I am looking to sell my home without an agent and I want to get a ballpark of what my closing costs would be. Im in Rockland County, NY and the sales price should be about $530k.

Hi, your transfer tax is actually $4 per every thousand, an atty is anywhere from $800-$1000. Whatever your fee is for payoff is minimal. Please make sure to ask the lender for a payoff amount. It is often slightly different than the mortgage balance on your statements. If you have any other questions feel free to call or email me or if you would like a net seller's sheet. The sellers closing costs are as follows $1 for every 1000 that is for New York State transfer tax. 750-1200 for your attorneys fee. about 300 for closing each loan. If you have one loan it's 300. If you have 2 loans it would be 600. Banks can charge a little more or less. They take off the amount that you owe the bank. There is a small recording fee to record the deed. I have a list but don't have time to look now. What happened to you is really lucky just like winning lotto. I would take it and run. I hope this guy is qualified. I once had a seller who listed with me but had someone interested in buying his home before I listed it, so I gave him one week. That means he wouldn't owe my company any money if this one particular guy bought his house. It didn't work out for him because the buyer could not get a loan he had judgements on his credit. He ended up listing it and I sold it for him in 2 weeks. That was many years ago. Homes are starting to get offers as soon as they are listed this past month or so. Good Luck!!! Steve - not much I can argue with here. I am sorry your home did not sell the first go around but am happy you finally have a buyer for it now. I guess you know first hand it is a tough market out there. As for your closing costs, the majority fo the costs will be the buyer's. You will have to check with your mortgage holder and your lawyer for what may come up in the course of the sale- both of them will give you better info than I could. Good luck to you.

Mr. Bolan, I appreciate your response. Quite frankly. My home was on the market for well over a year with a major Rockland based realtor with no luck. No fault of the realtor, there just wasn't much of a market for a $700k house in Garnerville, NY. Last night, unprompted the brother of one of my neighbors knocked on my door to tell me he would love to buy my home. His initial offer was $25k greater then the best offer made while the house was listed with a realtor. SO, while I agree that using an agent is a much better way to actively sell a home. BUT. I would be a fool at this point to say, "Yes sir, please buy my house, but, lets first bring an agent into the fold."

While I am not sure what all of your reasons are for trying to sell your home without using the services of a Realtor, I am sure one of them is that you feel you will make more money doing it yourself. Unfortunately, statistics do not bear this out. the typical FSBO sold for OVER 25% LESS than a comparable agent-assisted sale. Please check for yourself at the NAR site - I am attaching below. So it is your call, you can sign yourself up for a lot of work & effort and make less money or call a Realtor today and reap the rewards.

FIRST ANSWER

I am not sure if you use attorneys or title companies in NY. So if you use title companies, contact the one you intend to use and they will give you the exact figures. The same applies if you use an attorney.

That would avoice any surprises at closing.
