How can I compete with the developer when selling my lot?

Anyone knows how to quickly sell and advertise a lot in Bridlegate development? I have a horse property lot in a subdivision of a gated community called Bridlegate. How can I compete with the developer? I can't advertise or put signs on the lot (it's against the regulation codes). I also know there are tons of listings on the mls. How can I advertise and compete with a showroom and prices from the developers that are still selling their own lots?

Could you offer the sales reps a better incentive to sell your lot versus what they make from the developer?
Obviously the sales reps want to sell their inventory first, but I've often kept sales reps in the loop and seen them offer up properties that are not listed by them or their company.

It is hard to compete with the developer unless you are selling at a give away price or you will owner finance. The owner finance is hard to do unless you have the cash up front to pay the commission to pay a Realtor, or you are will to sell at a small discount and advertise your self. This will be the only way to sell in this property. You can advertise in Bandera, Kerville or San Antonio even Houston if you mention the Horse property .Forget Borne it is too similar.
