Are housing prices in Malta and Ballston Spa rising due to the Global Foundries Plant?

Media says prices rose 3%. I am finding pricing to be the same. It all depends on list price, condition and location. However I can tell you that the market has been much more active and the people out looking are indeed buying. Please let me know if you are interested in listing or purchasing a home. I am finding prices very stable. The interest rates and relocation has been very positive for all of us.
The Global Foundries expansion has helped all of Saratoga County.

Hi TC-

There was a significant Global Foundries effect in 2006. Houses in some of the more expensive areas have not reached those peaks again and you can see that owners who were transferred out of the region have in many cases chosen to rent rather than to sell short. However, the 12020 area has many different housing and pricing points and certain types of homes (well maintained or open floorplan/eat in kitchen, move in ready) in the 3-4 BR range are harder to find. In addition, the majority of new construction in the area is occurring in the Saratoga Springs and Burnt Hills/Ballston Lake school districts, so those who want to be in Ballston Spa Central School (especially because of its connection to Global Foundries in educational programs or add-ons) are finding it harder to find the types of homes they want and those homes therefore are more costly.

I am finding the prices have remained very stable, but the inventory of the nicer homes has declined. This would indicate that home prices in this area may be on the increase as it is the principle of supply and demand....
In any case, I would like to help you find that perfect home in your price range or sell your current home at a premium value.

I am finding much the same. Prices have neither gone up nor down, but buyers are becoming more and more active. With rates so low and the area on the rise, it's a great time to buy. What's more is it's becoming a great time to sell too.
