Since first posting the question, we have switched realtors and dropped the price by 18K to better reflect some comparable homes which have recently sold or are pending sale. We have also enlisted the assistance of a staging company to make the home "pop" even more and couldn't be happier!! We are now listed with Coldwell Banker Real Estate and are shooting for an Open House on Feb. 9th, 2008.....

Further, people will pay more for location; you don't indicate whether your "excellent location" is noticeably better than those houses with lower per square foot price. And location doesn't have to mean miles. It can be on a better block. It can be positioned in such a way that it gets less road noise. It can mean a block closer to schools (so kids can walk)...or a block farther away, for people who don't like lots of little kids walking in front of their home.
But, to answer your specific question: You sell buyers on your house by making it irresistable. Make sure it's neat and clean. Fix anything broken. Declutter. Consider having it staged. Play up the strong points. Minimize the weak points. When potential buyers drive up, their first reaction should be "Wow, that's a cute house!" (Or, "Wow, that's a nice house!") And that feeling should continue as they walk up the walk, open the front door, and come inside. And they should be able to imagine themselves living there. That means: Declutter and remove most of your personal effects. But don't have it vacant, either. Even though it's not true, you want them to feel that they could move in right then and there and love the place. That's how you sell buyers on your house.

Home is in excellent location, are there others in similar location with similar condition that are selling less than yours? Is yours the only rare one for this location? Do you have views, large lot, upgrades, special amenities, designer colors, quality material, special floor plan, ..,etc that others don't have?
Are other homes selling, if so, how long does it take for those to sell at what price?
You have to consider all these, otherwise, your house might be sitting for a while and hopefully the price does not come down while waiting. Sometimes there is opportunity cost to all these!
