I live right up the street from your home, I am on Pershing at 56th St. This area had a good upswing for several months of this year and things have somewhat leveled off. Inventory is very low in this area right now so prices are starting to go up again. I sold a home on larkspur that didn't appraise and the buyers came out of pocket to close anyway. I have another one also on Larkspur that I listed last Thursday that we pre-marketed for a week and then said we would not look at offers for 3 days. After an open house last Saturday (in the rain) we received multiple offers and went under contract for $5k over list ($349,900)
With the proper marketing approach and if there is no damage to the interior from the roof needing replacement, and the home is in "Fair Condition" I would list and market the home at $349,900. Most of our listings are closing at or above list. If there is a way for us to get into the home I would be happy to go and take a look and see if there is anything we could do to the home to make it more marketable or add value/return. We have a rehab crew that does all of our work.

85254 is a high demand location. As commented by other agents, the prices are on the rise and the houses in good standing sell within few days. Greenbrier Community between Cactus and Thunderbird sold anywhere from $150K - $350K in the last year. The good news is that only one house in your neighborhood is presently Active all others are either UCB or Pending priced between $215K - $335K. What would your house sell for, I will need to tour it and evaluate before I can give you a listing price.

I live and work in this area! The homes are moving quickly. The last several homes I have sold have had contracts within a week. Most within a day or two.
As you know the zipcode is very desirable and the schools are great! People are looking for homes in this area and we have very few to show them.
The comparables suggest that your home should sell around $325,000. I looked at the photos in your old listings and the house looks very nice with some improvements. I would have to see the home in it's current condition to give you an exact amount to list it for. The roof could be an issue, but I would need to check.

The market is great right now for homes under $500,000. Home values have continued to go up.

Tough to tell without walking the home and being able to tell condition. It looks like it has a nice lot, and 16k sqft lot is appealing to buyers in this area. The biggest concern is the comps are mostly single level. Over the last 6 months, in this subdivision, and similar sqft has sold on average at 143/ft which puts you right about 300k if all things are equal.
I have a several Buyers looking for something in the area. I could get you some sold "as-is" numbers in next few days with some access.

There is a home one street over that sold at $159/s.f. just a few months ago. Using this as a comp, would put your home around $334,800.
