Have you thought about the lease/rental option for your property? You could lease it out until you feel more comfortable with the market on a resale basis. I have worked with other homeowners that had trouble selling in the current market but did not want to loose a ton of money on the sale. http://www.assurancepmg.com

As other agents have mentioned - Price point is the most important factor. Every house will sell for the right price. Think of yourself as a buyer for a moment and consider what price (in comparison to others in the community) would motivate you to buy. Is your home listed with a Realtor? HI Jason,

In today's market it is just as everyone else has said, price, price, price, and again price. Pictures will help out to get some traffic through the door but it all comes down to price. My advice to you would be to speak to your Realtor and get their thoughts.

I just viewed your listing in FMLS. Here is the truth - you are likely not getting much help from your discount broker. Has anyone from this company been to your home? Who took the pictures? Please know that I am too far away to be able to list your home and I am only writing in an attempt to help you, not to try and get your listing.
Many times people go with a discount broker thinking that they will save money. In the end, it costs you money. It takes longer for your home to sell and you usually don't get the best price because there is not a lot of assistance in the negotiation process. You may pay a higher commission to a full service broker, but you will normally still make more money on the sale of your home.
Just one of many examples is the moment when an agent calls to make an appointment to view your home. With my own listings, I want to be the voice on the other end of the line. I have developed relationships with many local agents and I want to take a minute to personally tell them the features of the home before they show it to their client. Your showing instructions tell the agent to leave you a message (not your agent) prior to showing the home. This is a missed opportunity for a full service agent to spend a few minutes making your home stand out from the rest during this phone call.
I would suggest that you not waste another day, or needlessly pay another mortgage payment as you sit around waiting for your home to sell just because a discount broker put it in the MLS system. Who is selling the most homes in you area? Find out and call them to come out and do a listing consultation with you today.

What does your REALTOR say? What are the comps showing close to you? Jason is correct about the pricing and market. There is a whole lot of patience needed at this time. Your marketing plan is EXTREMELY important right now, hope a great plan is in place.

Vicky's advice is of course, lower the price. If you want to move an item for sale, just as a retail store does, you need to lower the price. I hope you get a great offer at a price that makes both you and the buyer happy!

From April to June 114 homes sold, so somebody is showing homes, and somebody is buying.
Why not your home?
REmember, what you paid, what you owe, how much you want to net, do not matter to buyers. Buyers are buying the homes with the most value first, leaving the leftovers.

Ask your Realtor how many homes have, since your home came on the market:
1. gone into escrow
2. come onto the market
3. lowered their price
4. sold
5. expired.

The truth is that overpriced homes with long days on market (DOM) do not receive offers close to asking because everyone wonders "what's wrong with it". My guess is, assuming you have good marketing, that you need to lower the price. The market will not let the property sell for less than market.
