We do a lot of sales and listings in Edgewater. You have a great sized lot, and a good street. Unfortunately, we are still in a declining market. The area is saturated with Short sales and Foreclosures which are hard to compete with. Based on my knowledge of sales in the Edgewater area, a typical 2/1/1 in Edgewater, on a typical 80 x 125 lot is currently selling for between 45,000 to 58,000.

Depending on the physical condition your home could be marketed in the $75,000 to $110,000 range. I know that's a big spread. I would have to see your home and also ascertain the age, square footage and such. A search of the sold comparable homes would also have to be done in the immediate area.
