If you would like me to provide you a complimentary analysis of the metrics surrounding your property it is as easy as send me an e-mail with it's address and a description on the condition and features. I can give you a detailed report showing you what your home is worth and why.

If you are contemplating the sale of this condominium the very best thing that you can do is find a professional Realtor@ to represent you. My recommendation is to interview at least three agents and have them make a presentation that includes a full market analysis affecting your home and the projected value in today's market. Do not go with the agent who says what you want to hear but instead the one who has taken the time and effort to clearly present the facts. If the first three do not cut the mustard invite three more. Do not sign a listing agreement at the initial presentation and get a list of their active listings (see below). 

When I list a home I always tell the client I am happy to take a listing for 45 days and if they are not 100% satisfied with my services I insist they fire me. In fact, I write into each contract that if for any reason I am not doing what I said that they may cancel the contract. I suggest you find one that will offer the same guarantee.



Before signing anything, get a list of their current listings and go to http://www.trulia.com, http://www.realtor.com, http://www.homes.com, and others and check out the presentation. Are there multiple photographs that are professionally presented? Is there a clear and inviting description of the property that tells a story? If not, do not hire this agent. About 90% of potential buyers are going to find your home on line and if it is not well presented you can do better. I would also be leery of additional brokerage fees that many agents will try an attach to the contract terms.

You can have your Boynton Beach condo appraised by a licensed, independent real estate appraiser, for which you will have to pay. Or, you can ask your Boynton Beach realtor to do a thorough comparative market analysis (CMA). Most Realtors will perform this service at no charge because they hope to list your home in Boynton Beach.

In order for your Boynton Beach real estate agent to evaluate your condominium in Boynton Beach, he or she will need to see your condo and get an idea of its size, what condition it's in, and what has been (or not been) done to improve it.

After that, your Boynton realtor will be able to compare your condo in Boynton Beach to similar properties around it that have sold within the last 90 days and to condos around it that are pending and that are active.

Once those figures are compiled, your Boynton real estate agent will give you the (we hope) good news about what your Boynton Beach condominium is worth in today's real estate market.

the best thing for you to do in this market is to hire a Florida Licensed Appraisor to give you the exact true value of your home. They say that the only time the true worth is determine, is when someone is willing to buy it.

In the meantime, the two best gauges are a CMA by your Realtor, and an Appraisal.
