It is imperative that you be marketing on the web and only a Broker can get you into the biggest sites and Platforms. 80% plus are looking on the web and it is like hearding Cats to get them to settle down and take a look. The key is to have great pics, unique info, maybe a V Tour, and get into the MLS(S) where you live so your home can be featured in the IDX (Internet data Exchange).
That way your home will fly around the web. No amount of web marketing however can do the job of a realtor. Get a good one and there are a ton of fee % you can select from. Get a good Marketing plan as well!
