Finding real estate agent in Grand Rapids/Kentwood

Asked by E.y, 45217 Thu Dec 18, 2008

Hi- I've been trying to sell my house is Kentwood MI for months with no result. I have been suggested to try my luck using a new representative. How do I get started in finding a dedicated, experienced agent with proven selling record? My current agent was "provided" by a relocation co., I didn't have choice back then.

Thanks for you replies in advance.

You have gotten excellent advice from several of the agents who have responded to your question and I know many of them personally and professionally and I believe they are well above average in their service and success.

I agree with several of them who suggested doing a little comparison shopping. Who has the strongest marketing program? Who will get my home maximum exposure in the shortest period of time. Who has the negotiating skill to work with offers and the experience to guide you through the whole process?

It may also be helpful to you to read some articles on improving your home's marketability. As a contributing real estate consultant on http://www.factoidz.com, you can find several of my articles on marketing homes. Click on http://factoidz.com/expert/profile/donphelan

Your best bet would be to call in 3 agents that specifcally know and market in Kentwood. Interview each one and ask the hard questions. One of those questions might be: How many listings do you have? To get the service that you deserve you may want to go with an agent that has under 10 listings. I agree with Gary , ask your agent to SHOW you how he/she markets your home.

I'd be interested in discussing my marketing plan. I'm in the area and know the market well, my office is Five Star Real Estate M6 office at Kalamazoo ave and 68th.

E. Y,

I suggest asking your current agent about their marketing efforts and also to provide the latest information about homes that have sold since listing your home. There may be a pattern such as homes selling only with brick exteriors and you have vinyl and you would need to compensate for not having this feature.

May I ask, what makes you believe your current agent is not correctly marketing your home? Have you asked them to show you their marketing efforts - like copies of ads, places your home can be found online, online viewings, showings scheduled, etc? When your currrent agent provided their latest evaluation of your homes value, was your home within that price range?

The reason I ask these questions is that your agent may be doing everything correctly, but market conditions continue to decrease your homes value, at around 1 percent per month. You may be following the market instead of leading which might prevent your home from selling to take longer to sell.

I wish you luck, do not be afraid to ask difficult questions of your agent. They may not be aware of your concerns.

Homes are selling in your area. Do you want to sell your home at above market?
With tightened lending and underwriting guidelines, that is not going to happen?
How are you setting your price? According to Trulia 402 homes recently sold. Also, interest rates just dropped.
So if these homes are selling, why not yours?
Are you basing your price on the amount you paid? Or the amount you need to net? It is a buyer's market in most places. That means that only the homes offering the best values sell. Market time for the best homes is usually under 30 days, so if your home has been on the market for months, what did your Realtor tell you was causing other homes to sell and not yours?

I would be happy to refer you to a Top Realtor that can analyze your situation and provide you with solutions to get your home sold within 30 days. However, if you are not going to be realistic, or do not need to sell, then you might as well make yourself comfortable for a few years.

There are many good agents in Grand Rapids market area and it should not be hard for you to find one to help you with your home sale. I would be more than happy to be considered.

I am in this business just over 8 years but, for last 5 years I am specializing in selling expired listings. I carefully research why some listing did not sell and with my aggressive online and offline marketing I was able to sell majority of my listings very quickly. One of my last 2 sold listings got sold in less than 20 days and another one in less than 90 days. I think this is pretty good in this market.

Although, not all homes are selling that quickly, in average my listings have very short market time. Check my web site at. This is one of my major tools for exposing my listings online. Open Listing Services tab to see my marketing presentation and my easy listing cancelation guarantee. Also, if you go to Google and search for “grand rapids michigan homes for sale” my site will show on the first or on the second spot. It’s the same case when using many other search phrases. This is how your home could be found online too.

However, there is a lot more that could be said about this. If you need more details about my services, send me an e-mail or call me at 616-293-2124. No obligation at all. I might be able to explain you many other things which will help you choose the right Realtor for you.

Good luck anyway,

As a Realtor that has worked in the Grand Rapids market for the last 10 years I can say without a doubt you could not go wrong with Terry Westbrook. Terry is well respected by his peers and is as professional as they come.

I’m an associate broker with Five Star Midwest and also hold a limited real estate appraisal license (and therefore have a good understanding of valuation which is essential to pricing a home correctly to sell). I got into this business very young and it came naturally to me to leverage technology to the advantage of my clients. In particular, I know how to maximize your exposure on the web and get your home in front of hundreds if not thousands of buyers.

If you’re interested in more information about me, feel free to give me a call, send me an email, or check out my website.

Thanks,

Rob

I know there are a couple of GR agents the answer questions frequently here. You might interview a few of them and see if you find someone you are comfortable with.

If you would like some recommendations, I could help you with that. Just email me. A great place to start is with recommendations from friends and family who have sold recently. I would interview 3 and then make your choice based on their marketing strategy.

Good luck.
