I agree with several of them who suggested doing a little comparison shopping. Who has the strongest marketing program? Who will get my home maximum exposure in the shortest period of time. Who has the negotiating skill to work with offers and the experience to guide you through the whole process?

I suggest asking your current agent about their marketing efforts and also to provide the latest information about homes that have sold since listing your home. There may be a pattern such as homes selling only with brick exteriors and you have vinyl and you would need to compensate for not having this feature.
May I ask, what makes you believe your current agent is not correctly marketing your home? Have you asked them to show you their marketing efforts - like copies of ads, places your home can be found online, online viewings, showings scheduled, etc? When your currrent agent provided their latest evaluation of your homes value, was your home within that price range?
The reason I ask these questions is that your agent may be doing everything correctly, but market conditions continue to decrease your homes value, at around 1 percent per month. You may be following the market instead of leading which might prevent your home from selling to take longer to sell.
I wish you luck, do not be afraid to ask difficult questions of your agent. They may not be aware of your concerns.

How are you setting your price? According to Trulia 402 homes recently sold. Also, interest rates just dropped.
So if these homes are selling, why not yours?
Are you basing your price on the amount you paid? Or the amount you need to net? It is a buyer's market in most places. That means that only the homes offering the best values sell. Market time for the best homes is usually under 30 days, so if your home has been on the market for months, what did your Realtor tell you was causing other homes to sell and not yours?
I would be happy to refer you to a Top Realtor that can analyze your situation and provide you with solutions to get your home sold within 30 days. However, if you are not going to be realistic, or do not need to sell, then you might as well make yourself comfortable for a few years.
I am in this business just over 8 years but, for last 5 years I am specializing in selling expired listings. I carefully research why some listing did not sell and with my aggressive online and offline marketing I was able to sell majority of my listings very quickly. One of my last 2 sold listings got sold in less than 20 days and another one in less than 90 days. I think this is pretty good in this market.
