Finding a high end out of town buyer.

How can we find realtors in high income areas around the country who might want to refer someone they know who would be interested in buying a nice mountain home with lots of room ro roam (27 acres) in Western Colorado. Our broker would pay a referral fee, and the home probably won't sell to anyone local.

Is this a legitimate question or a pitch for business? Looks like a review of Trulia guidelines may be beneficial.

I think it is imperative that your broker know how to optimize the available fields on the MLS so that the propagation throught the listhub sites including Trulia, Zillow, Yahoo, Google, Realtor.com etc. contains searchable keywords that high end buyers may look for.

Once that occurs, buyers are more likely to find your condo directly and then contact their broker to express their interest or just contact your broker directly. These days over 80% of buyers are finding the homes they are intersted in themselves online and using a trusted broker to negotiate and make sure the transacton goes smoothly.

I don't think what you want to do is particularly useful. Have your REALTOR® look into ways to advertise nationally. The Internet is the best and most cost effective way but he/she could also advertise in specialty publications such as a ski magazine or a publication for ranchers. See if you can find out what cities the majority of your area's vacation visitors are coming from - check with local hotels and airport car rental companies. Your REALTOR® could then advertise in the local papers of the most promising cities.

I would look at doing some intense internet marketing starting with Trulia, Zillow, Realtor.com and other sites to increase exposure to the entire world.

FIRST ANSWER

As a Realtor, I believe it would be beneficial to contact other Real Estate agents direct, who specialize in Luxury, Mountain Homes or Farm and Ranch, in other areas across the country. Be absolutely sure, as well, that your home is listed on every possible internet site. The Front Range would be imperative for advertising, as there is a diversified group of Buyers there, and don't forget our Resort areas during ski season...a lot of potential Buyers visit in the winter months.
