another week or two before it is actually done. The online stuff isn't updated and she really isnt following any of what I was told before listing my house. I have the little book that I was given by the company containing what they will do and how things will be handled; it might as well be a paper weight. I dont know what to do because I've moved and can't do much about the house on my own, but I'm stuck with the contract for her. What should I do?
Meet with your Realtor and let them know you are not happy with their performance. If they cannot take care of your needs in one day you may need to choose another Realtor. When choosing a Realtor let them know of your expectations. Not every home or client has the same expecations or needs. Ask for referals. Another great way to find a Realtor is talk to your neighbors and friends about their Realtor and how well they performed for them. One other item to ask is do they work on weekends. Since that is when most of the showing take place you want your Realtor available to you or to another Realtor that may want to place an offer for your home.

I don't live in your area, but I know the answer! Get rid of the Realtor!! My husband & I work together for Remax. If we get a listing, I get it into the computer that day with pictures. It takes longer to do the visualtour because of editing so many pictures. but it's within 1-3 days. I do the brochure after that. All is done within 1-4 days. If they are not holding up to their side of the contract , getting the things done, (what they promise) you should get out of the contract too. If we had a customer who was unhappy, we would let them out of the contract early. Why get a bad reputation. Anything on the internet can be done instantly. It may take a day to download to Realtor.com, but within 1-3 days any sites they promised it would be on, should be done. Also, call her Broker and tell her what is going on.

Ask your agent's Broker/Owner or Manager if you can use another agent in the company. She hasn't followed through with her company's services to you. Complain, I'm sure there's an agent willing, ready and able to sell your home. Good luck!

This is not unusual. I believe in referrals. Before hiring an agent ask family and friends if they have anyone they would recommend and why. Never hire a Realtor unless you sit down with them to find out there model of doing business is and what they specialize in. As soon as they go south on you, use the 3 strikes method and cancel the listing before anymore future headaches.
I had a client that had a similar situation in the State she was trying to sell her home for over six months with no showings or Open Houses. I told her to go to the agent and then the Broker if she didn't get a good response. The agent actually wanted out of the deal as she was selling candles part time and couldn't be bothered. When the Broker got a hold of the complaint, he started marketing it for them and promised to have it sold within 16 days or they would void the contract. Interestingly, they sold the house on the 16th day. I don't think you want our of a contract as much as you want your home sold. Try the chain of authority and see where you get.

To a degree, the problem seems simply solved. But, simple logic tells me that there is something about the current agent that makes you want to stay with them. If this is true, then I think the first course of action would be to set a meeting and walk through your bullet points of issues with them and get them to open their eyes. If this does not work, then move on. No sense going to the Broker. If they are not working for you now, odds have it that they never will.

Wow! I feel your pain in this situation. I agree with the previous advice that you were given. I am a firm believer that we should give everyone an opportunity to both fail or succeed. Does that makes sense? Let me explain a little further. If you have or know people that are raising teenagers they can be . . . . let me see if I can put this into words that would not violate any FCC rules and regulation for offensive language on the a public internet site . . . . . First let me apologize for one of my colleagues. I can understand how frustrated you are. My opinion would be talk to the realtor with the broker ask for a meeting with both and if you are still dissatisfied asked to be release from your contract in writting. If they do not release you please also note that even if you withdraw with them and you sell your home you may still have to pay them a commission on your home until the contract is expired.

Provide her with a 30 day written notice of your intent to end the contract with today's date and the end date being 30 days from today - this will end the contract.
I would let the Realtor know what concerns you. If then things are still bothering you then you need to go the extra step and sit down with the company Broker and see if that gets you anywhere. You need to have a plan put in place that everyone can work with. Example have the agent report to you once a week on the sale of your home. What showings you may have had, feed back on them, advertising, what they have done as far as getting the house sold that week. I do this with my sellers and it really keeps everybody involved and working toward getting the home sold. I will set up a time every week (the same time) and report to you the past weeks activity even if there was none!
If all else fails and you decide to go with a different company make sure you are aware of what your contract states and your responsibility of getting out of it. You really do not want to cost yourself money or time.

Sometimes just talking openly with the agent is all you need. If that doesn't work, speak to her broker and ask for some kind of resolution. If this agent is not representing you adequately, please don't hold it against her company. Every agent is different, some are part time and some are full time. Some extremely motivated and have a "system" of doing things that they follow and others have a much more relaxed style. Sometimes problems arise in an agent/homeowner relationship because of a difference in communication styles.
If you decide to hire a different agent in the future, interview a couple and go with one that best suits your communication style.

My suggestion to you is to contact the broker and inform them. If the agent has not done anything as promised, then they have broken the contract and you can then cancel the agreement. Make sure the broker is informed of the agent's actions. You could then relist your house with another agent. You should interview a few agents to see which one would be best for the job. After all, the agent is working for YOU and should be considered your employee. They should respond within a reasonable amount of time and be on top of things.

Have you contacted her Broker? I would suggest doing that if she doesn't follow through with her end of the contract. If she isn't doing the things she said she was going to do in a reasonable amount of time, you may not be held accountable for any money out of pocket.
I tell my clients that if they are not 100% happy with my services, they are free to cancel our contract at any time. No money will be expected. If I don't do my job, then I'm letting THEM down and I shouldn't expect any money from them for my own faults. I've never had to actually do this since I work very hard to make sure I keep all of my clients happy, but I would suggest finding an agent on your next go-around that incorporates this same philosophy. You should never be held to an agent if you are not happy with their services! Period.
Contact her via email and call list all problem areas. If you are unhappy request listing to be cancelled locate another realtor. Listing broker will need release you from listing agreement there could be penalty charged based on agreement signed.
