Does the closet entrance have to be in the room to be counted as a bedroom? The closet will be directly across an enclosed hall from the Bedroom.

The hallway mentioned has doors on either side.

In my market, the closet should be inside the room in order to be considered a bedroom.
Maybe it could be advertised as "possible 3rd bedroom" .

The definition of a "legal" bedroom is based on the building codes which vary from city to city. To be certain, you will need to check with your city or ask your agent to do so. Barnum may not even have its own building codes, so you may have to check with the county or maybe even the state.

In most cases, a closet is not required for room to be considered a bedroom. The city (or county) is much more likely to be concerned about safety issues. Things like egress windows and ceiling height are often issues.

FYI, many older homes do not have closets because they used armoires way back when and an armoire is not a part of the real estate (it is personal property unless it is attached to the house in a manner as to be permanent).

Hi Ron. Tx for your reaponse.

The space immediately outside the room is a hallway that only spans the width of the room with doors that open & close at either end and slider door into the room. Could this area be counted as an individual space with the bedroom? I don't want to use the word ensuite b/c there is not a bath attached.

We could put the access to the closet directly into the room, but it would take up the limited wall space b/c it is a small room.

To be a BEDROOM, it must have a closet.

No exceptions, period.

You may either add a closet, or you may add an armoir to use as a closet, (but you may not list it as a Bedroom.)
