House values are based on what the market in your neighborhood is bringing within the past 6 months. That is the time line that an appraiser goes back. If you are on a lake lot your house will bring more than the houses in your area that are not on a lake lot.
This should just attract more prospects! Your home price is based on the homes that have sold in your area in the last 12-14 months. All of these homes will most likely all be in the same subdivision as yours or in one similar to the one you are in and should have the same amenities
