Excellent answer Keith! I couldn't have said it better myself! Lack of exposure could be part of your problem. I too would like to see photo's please send to carriecrowell@kw.com. Thanks, and good luck!

As others have stated from digging deeper, if you're willing to accept anything over $275K, then you need to price the home near that to get it sold!
I agree with Keith as well. The problem may not even be your price, but simply a lack of exposure.

Dr. Hank,
I see my fellow REALTORs are taking you to task over this series of posts... Hang in there! You must admit, they have some great points, though... As a service to anyone who is trying to follow this lively thread, I submit the good doctor's previous two posts as hyperlinks for your additional consideration:

Dr. Hanks
I think we all understand your circumstances better. Based on what you have shared I think that you should know that according to survey's conducted annually by the National Association of Realtors the buyer that purchases a home is brought by an agent over 90% of the time.
Given your situation it would seem that excluding 90% of the buying prospects is not in your best interests. I encourage you to consider all options in the sale of your home, including interviewing Realtors that can help you get the job done.
Best of luck to you.
