Hi, There is only one comparable on the MLS. It sold 2/25/08, was 2br/1ba located in Ledgerock, 950 sq. feet. It listed for $349,000 and sold for $315,000. Your square footage is important in figuring out a price as well. Hi, There are many factors involved in pricing. I would really have to see the unit to give you an accurate number. Condition, location, updates, coop or condo, all of these play a major part. I'm sure you are just looking for a figure but I believe in doing things right from the beginning. With the state of the market today pricing correctly from the beginning is the ticket.
