As a Certified Residential Specialist, I have to give individuals news that is not always popular. After reading your question, I performed a Comparative Market Analysis on 1035 Westhaven Drive. Here is my opinion.
You can have million showings. You can have the home listed on a million websites. You can have the home listed in a million newspapers. If you do not have the home positioned properly on the market, it will make it very hard to sell in any market.
In my opinion, the home is priced improperly. If other agents agree with this fact, then they are less likely to show the home. Agents don't want to offend sellers with low offers. Hence, they would rather not show the home versus offending someone.
Though not popular, I hope this is considered to be a constructive answer.
