Don. You live here in Smyrna and I have run accross some of your stuff in Highlands View. For me as I live in Smyrna and market it I think we will be fine this year. I am seeing FSBOs that I have been working with for several months ready to list, so we will get some more inventory in. The townhome market I think wil be dead as well as condo and they will continue to decline in value. With the new shopping and restaraunts coming in we are now turning into really the Vogue place to be. traffic is still great adn location is and will allways be super.

FIRST ANSWER

Don... I feel that 2008 will FEEL like a better market because the worst of the financial crisis is behind us. From May to August it seemed that we were losing loan programs and lenders by the minute. That will not happen in 2008 so that alone will relieve a lot of stress from buyers and agents alike.

I do not think that we will see any major improvements in 2008 with a reduction in the number of listings. 2008 will remain a strong buyers market. I believe that 2009 will be the year we begin to see the large gap between the number of listings and the number of buyers decrease. 2010 will be a great year for real estate... that is my prediction. Of course, a lot rides on the who makes it into the White House.

There are still a lot of unrealistic sellers that need to get real on pricing.
