Hi Diane,
I can see from your question that you are promoting yourself for 1031 Exchanges. Yes, it is usually best for most Real Estate Transactions to have licensed representation for the buyer and the seller. This representation allows for protection to both parties.
As you know ,1031 exchanges are, truly, in need of a reputable Escrow Agent/Title Agent who specializes in 1031 exchanges and handles the funds professionally and appropriately. Not all tttle companies or title agencies handle 1031 exchanges.
Also, buyers and sellers could benefit from a CPA, Real Estate Attorney, Real Estate Agency ,and Title Agency that all handle and are fully familiar with the exchange guidelines.
I encourage all buyers and sellers to become familiar with the exchage guidelines.
