I anticipate home values to increase within the next year. Right now activity has increased, more buyers are out looking, but they have less homes to look at (low inventory).
If homes for sale are priced right, they are selling quickly right now.
The spring always increases sales, so now is a great time.
While no one has a crystal ball, the Greater Boston area appears to be in transition. Most areas are seeing slight appreciation. Inventory is drying up, market times are lowering while interest rates remain low. If things hold steady we should be seeing very modest appreciation for the next few years.
You are not going to see the peak prices of 2005-2006 for a very long time if that is what you are waiting for.... but the market is showing signs of health.
With interest rates still low and now inventory low, we have been seeing a gain for some months now. In fact the last few properties my company has listed has resulted in multiple over asking price offers. There are still many buyers in the market but fewer and fewer homes for sale resulting in a supply and demand circumstance that is favorable to sellers.
The market is improving, we have seen price gains several months running.
