Open Houses will get your house more exposure if it’s properly marketed. Most agents do not advertise the Open House effectively. Some areas of town will get more traffic then others.

I'm not in Columbus, so this may not apply! But my opinion of Open Houses...
there is no real way of knowing if the Open House was a factor in the sale or not! Some Buyers are coming through sort of under the radar--they don't say anything to the Open House agent, but they contact their own agent later for a private showing. Or they have been there with an agent, and they want a chance to look again without the agent there, so they can talk alone. Open Houses can't hurt! This is more my opinion rather than fact. I am not a Realtor nor do I work in any thing related to the real estate market.
My Realtor told me she doesn't hold open houses (that should have been a clue not to go with her) - that may have worked when there were more people looking then what was available for sale. But I feel now that there are so many houses for sale holding open houses would be the best way to "showcase" that home that has a great price and in great shape. Personally I wished my Realtor would hold an open house - I feel it may help my home sell. When the current contract with my Realtor is done - I will find another Realtor that will hold open houses to "showcase" my home. Again this is my opinion. Sat Jun 21 2008, 12:08

Not much luck this year, most are saying. But, the For Sales still need exposure; you may not know that the Open House was the original source.

I have been lucky and sold a house this year at an open house. I hold them because it is a great way to get more clients into the home - and I might pick-up a few buyer prospects as well. I've been seeing 3-6 families at each 2-hour open house I hold. Tue Jun 5 2007, 07:16

I have not sold a house from an open house yet this year but I still hold them. One of my listings sold because of an open house last year. It is rare to sell the house from the open house but we are a big open house market, my company has over 400 open houses listed today. Being online all week on the best open house list in town doesn't hurt a listing either. Lots more people look at the houses that are going to be open Sunday (or Thursday) just to make sure they don't miss it if it is THE ONE. There are a couple of areas of Central Ohio where you could sometimes sell a house at open house a few years ago, during the sellers market, if it was priced to sell. I am from Michigan, but so I don't know about Columbus, but I can tell you that in my market in Birmingham, open houses seldom sell the house. Traffic has been getting lower at open houses as more people look on line. Buyers are much more likely to come through with their agents at a time that is convenient for them.
