Do high radon levels affect the resale value of a house, even after appropriate mitagation has been done?

I think a radon mitigation system can be a postive aspect of a home. Most buyers have the home they are buying tested for radon, since you already have a system in place this is one less thing for the buyer to worry about. In most cases, if the radon level is high, the buyer wants the seller to pay for the system anyhow. As a company who installs radon systems, we say that a home with a mitigation system usually has a much lower level of radon then a home that does not. For instance, say a home tested at 3.9, which is just below the EPA recommended level of having any home that is 4 or higher mitigated, the homeowner doesn't have it fixed to lower the level and say another home tests at 20 and has the home mitigated to below 1. The home that was originally higher is now more healthier than the home that is still at 3.9.

Well this can vary based on the individual buyer... I would say that in most cases this will not be an issue to selling your Dayton Ohio home for sale. My personal opinion would be that if the mitigation was done properly then the level should be close to zero... If I were looking to buy real estate in Dayton Ohio the fact that it had radon mitigation done would not bother me at all.

Things to keep in mind about the radon mitigation

* Check to make sure that it was done properly?
* Is there a warranty?
* Can the warranty be transferred?
* Does the mitigation system impact any future plans you may have for the real estate? ie: finish off the basement, etc.

If the radon has been mitigated appropriately, then the levels should no longer be high. Therefore, it would not affect the resale at all. Please let me know if you have anymore questions.

Very interesting question (thumbs up, I think)

It is always possible, but it will depend on the individual buyer. If I see a radon mitigation kit, I always make my buyers aware of its presence. I don't know if it affects how they feel about the home, but I feel obligated to mention it if I see it.

If the mitagation was done properly then the readings should be normal or low and of no concern.
