My best advise is.. If you really like your coat rack and curtain rods take them down and repair the damage to the wall. You can replace the curtain rods with less expensive ones. If you do this the items are your to keep . Pack them away and the buyers out looking never see them and bring them into play.

The answer to your question depends on what the purchase contract says and if in doubt then put it in writing so their is no confusion. If your a seller and you want to keep certain items, you will need to let your real estate agent know that you do not intend on leaving those items with the property and put it on the listing contract. Also, when you receive a purchase contract on your home, be sure what your not leaving is in writing and signed by both sellers and buyers.

As already mentioned, if an item is attached, it usually stays with the house unless specifically excluded in your contract. The curtain rods (and coat racks) are attached, and would generally stay - the curtains, however, are at your discretion. You need to be very specific in your listing and sales contract. When in doubt - put it in writing!
Remember, if you exclude something that is attached to a wall, you will probably be responsible to repair any damage created by removing it.

Attached to the wall is the key issue. If something you want to take with you is attached, in your listing agreement exclude it from the sale. Curtain brackets convey, they are what is attached. Coat racks attached to the wall go with the house unless expressly excluded in the listing agreement.
