Do agents w/ Bigger Firms show their listings first? Just wondering if we should switch to a more known agency

We are currently listed w/ a smaller brokerage and I am wondering if we switched to a Coldwell, Remax, or Keller Williams if it would help. Do those agencies show their own listings more or do you generally just do a search based on what the buyer is looking for?

I am an associate with the largest real estate brokerage in New Mexico. (Coldwell Banker Legacy). We sell more homes than any real estate firm in New Mexico. Our focus is to meet the buyers needs not whom has the listing. However we do internal marketing to make our 640 agents aware of our listings. No, Christina, we do not typically show our own listings, or those of our company, first. There is no incentive in place to make us do that.

We show what our buyers are looking for. If your home meets the parameters of what agent's clients are looking for... it will be shown.

Many sellers are challenged today with the current buyer's market and your question is a good one. Given your home is listed with a brokerage and I assume a Realtor, I encourage you to meet with your sales agent to review in detail his/her online marketing plan for the sale of your home. The majority of buyers are doing their research online and the web strategy in place for marketing your home will make a difference in showings along with good photography, open houses and advertising. The bottom line is ongoing communication about what is on the market in your neighborhood, what are the current solds, how your home is being positioned to reach buyers and what feedback have you received on price and condition. When I work with a buyer I search ALL listings for matches with my buyer requirements. In many instances, the buyers are telling me only to send them properties with virtual tours or at least 10 photographs. In many cases photography makes the difference on something as basic as showings or inquiries. I think your next best step is to talk to your Realtor and tell them your concerns and see how they can help. Good luck in selling your home.

Hi Christina, I do so agree with Rich Cederberg, so much so, that I would like him to connect with me, for future referrals from Albuquerque to Chicago and Northern Illinois and vice versa.
His statements tell exactly what a good Realtor, who understands and works on behalf of his clients, whether they are Sellers or Buyers should be like. Hope he reads this and will contact me...

Do you feel like your broker is doing everything reasonable to sell your home? Whether the company is big or small takes a backseat in importance to whether or not the broker you have chosen is working hard. Does your broker have a clear marketing strategy? Is your broker taking time to obtain feedback from the showings you've had? Is your broker keeping you informed about recent sales activity in your neighborhood? Are you communicating well with your broker? In my opinion these things are more important than what company the realtor works for, assuming the company has a good reputation

Well, Christina, I do not blame you to potentially think that way...
According to the code of ethics Realtors should apply by, I must say that they should listen carefully to their clients the buyers, so that when they do research on the multiple listing service, that shows ALL brokerage listings, they search for those homes, that have most if not all what their clients are seeking! That said, there should absolutely not be any decision made by the ethical Realtor to show one home and not another, because it is listed with a different brokerage company, brokerage companies cooperate with each other, and the buyers agent who is working with a buyer to find that buyer the right home, will look at all listings, and will actually should show his buyer client any and all listings (once the buyer knows about all of those in his/her price range, location, size etc.) the buyer wants to see or the Realtor thinks he/she should see because they fit most of their needs...

So you are right that the Agents/Realtors should search according to the needs of their clients, and they will consequently see all listings, no matter who the brokerage company is that listed the property.

If you are happy with the agent & the marketing stay with your Agent/brokerage company and make sure that you have a constant and honest rapport with your Listing Agent, and if you have any concerns or questions, ask them, your agent will love to explain and as you proceed with the selling process, new ideas of advertising and marketing may be considered by your Agent!

I belong to a large brokerage Prudential and with my buyers I do try to push our in house listings first before any others, but it all comes down to what my buyer's preference is. If they are interested in a non Prudential listing, I will of course show them that listing as well. The advantage you have listing with a large brokerage is the internet exposure given to your homeand the number of buyers that come in through our relocation department throughout the world. That is an honest question and a good one to consider. As a marketing director for RE/MAX Integrity, I have never sold a house. I do watch how the agents operate, the things they talk about behind the scenes. My opinion is that good agents REALLY listen to their clients' needs and then go from there as far as showing listings, regardless of what company they are listed with. I honestly don't think any of our competitors have this tendency, and I know our brokers consider a sale a sale, and the thing they are happiest about is finding the right match and having a happy client. Happy clients give good referrals. So a short term approach just doesn't pay off, and no good agent will think that way.
