Is this a ligal to do thatafter the closing and when all paper work has been signedand done ?
Does Abstract Company have any rights to do that after the fact ?
Why did they wait with this news after the closing ?

SH-T! What State Are You In? And where was the title company and attorney BEFORE it got to this point? Oops. I think I am still in TEXAS, yes? I thought I moved out of that state...In New York...where I am..you hopefully would not have gotten this far..and that is WHY title insurance is a standard here...at least if anything is financed...it protects everyone, just in case....
Better talk to an attorney, would be my suggestion...was one involved in your transaction, or just the title company? I THINK your Abstract/title company should have some liability/accountability here....but I am a long term real estate agent in New York state..so it is just an opinion....get some professional counsel....You are the seller here?

Wow Robert, that's quite a story. I have never heard of this happening. Did they tell you what the lien was for? It could be an old lien that should have been removed, but then it should have shown up on the preliminary title report. Call the title company right away and get more details. If it looks like it can't be resolved swiftly, make an appointment with an attorney. Good luck.

I agree with the other posts, title issues should be apparent in the Preliminary Report.
Discuss with a real estate attorney in your area. You probably have a "performance case", however without all the facts, it would be dangerous for us to post advice.

I would call the title company immediately. Any liens should have come up in the title search. You said the home closed.....was it actually recorded?
As this deals with legal issues, I would highly recommend the consultation of an attorney rather than depending upon speculation.
