Colonial 2073 square feet, high and dry, 4 beds, some updates, move in ready, Biltmore Shores, are there any comps out there?

I'm sure there are tons of comps out there - solds, actives, expireds - that will give you a range, but a professional Realtor does more than just interpret those comps. We'll know just by walking through, almost exactly what the house will be able to get just as it is on the market, and we'll also know what inexpensive little adjustments may be made that will increase the selling price. There are so many little intangibles that go into getting the best possible price for a property, that you'd be cheating yourself by not contacting a Realtor. I happen to know a good one...

To determine a market value for any house or property it has to be physically inspected by a qualified broker and then a final determination of value can be provided.

Contact and invite a few agents from different realty companies and ask for a cma, comparative market analysis, review the data, ask opinions and go from there; cma's are generally provided free of charge by most agents; or you could consider hiring a professional appraiser...

The best way to get comps on a property is to call a REALTOR(R) that can do that for you for free. Remember as a REALTOR(R) it is my job to guide you in the right direction. Hi Kevrod, you should get a free CMA from a realtor. The CMA should provide you with some available comps and closed comps as well as expired and under contract. The variety and amount of comps will almosr paint a picture of the market for you so you can see and understand the pricing and where the pricing for your home should be.
