I am contemplating sellling my one bedroom condo in Sutton Woods. I currently have a tenant on a month to month. Should I ask him to leave so I can do some updating or should I just try to sell with him there? I see in the MLS no units for sale like mine. Should I invest some $$ and update or just sell? A vacant house is 100% easier to sell. Also,tenants have no motivation for you to sell,usually thus no reason to cooperate w. the sellling process. Why should they clean up or cooperate w. showing appointments?I have experienced extremely hostile tenants. One tenant objected vigorously to the home inspector's running the dishwasher(it wasted his utilities!) If I had a choice,I would lose the tenant. Updating depends on the other units in your complex. iWhile most updates will add to the value of your home& make it more saleable,you don't want to overimprove for the neighborhood.
