Some loan programs will require one party to pay or not pay a particular costs. A VA loan requires a Seller to pay the termite inspection (about $75) as one example.
The Purchase Agreement that was accepted by Buyer & Seller will outline the closing costs for that transaction. When making an offer, the Buyer's Agent should ALWAYS, ALWAYS, provide a Buyer's net sheet to the Buyer showing what the closings costs will be for that particular offer. A Buyer should ALWAYS, ALWAYS, demand one if not provided.
It is important for the Buyer's Agent to know how the Buyer is paying for the property. Lender fees are on the Buyer's Net Sheet so the Buyer has the entire picture of what the transaction will cost. The Buyer's Agent needs to know these costs when making an offer.
