Talk to 3 local Realtors....evaluate their marketing plans and their success stories. Pick the one that has the best plan for YOUR home....someone with whom you are comfortable working. And....don't be afraid of a Realtor who's only been doing this a couple of years. In todays market, they often out produce the ones that have been in for decades. Good luck!!
So you think that it a Realtor sells a lot of homes that they are the right Realtor for your needs. Why is that?
I would interview three Realtors and follow some the guidelines suggested. You want a Realtor who will fight to help you max your net proceeds. Not to be lost in the shuffle....of course, you need to be serious too!
Hi Ron, I have a suggestion. Consider a medium producer, not just a top producer. Here are my reasons why:
1. Would you rather have the guy or gal who sold 30 homes out of 100 listings: Or the guyor gal who sold 7 out of ten listings. Consider a high batting average, not just home run kings. Remember some home run kings are also strike out kings.
2. The medium producer might handle all the details of his or her transactions himself or herself, the top producer might have to rely on a team working to handle all that activity. The medium producer is likely to be just as competent as the top producer. Both ways are good, just want to let you know.
Hey, Erin, you're welcome. I think you have all the makings of being a spectacular agent, and I am so proud of you for making Master's Club as a new member for 2007. This is a terribly hard market, even for veteran agents, and you are such a go-getter, always filled with positive input and energy. I trust you will excel this year as well. And it is nuts out there. I wish the media would pick up on how frenzied the pace is for those homes in the $250K range. Getting your listings sold requires extra effort, extra money and extra work, but this is a fabulous market. Buyers are sprinting into escrow left and right. What Elizabeth says is true, that you must present your home in the best light right now with quality pictures for the net, along with competive pricing. I've sold a lot of homes in this market, but not very many of them near North Highlands. I've represented more buyers in that area than sellers. I imagine that Erin Attardi might list more homes in that area than me, though, so you might want to contact her.
Most important is pricing, followed by condition of your home, so you'll want to make necessary repairs, paint, if it's required, and stage your home. What has been working well for me is to post listings everywhere on the Internet, including Web commercials in-lieu-of the bowl-fish video tours, printing four-color flyers on card stock, doing direct mail to area and out-of-area buyers and agents.
