Can anyone answer what they think the reason is for really sluggish sales in Litchfield: (06759 only)?

Can anyone answer what they think the reason is for really sluggish sales in LItchfield (06759 specifically)? Especially in the lower brackets where you'd think first time home buyers would be looking? Some homes have been on the market for almost two years. Are they overpriced? Too old? Any ideas out there?

Great question. I hope to see a few answers to see some other opinions. From the data available to me on the MLS I ran a few searches just to see what the numbers were. In 2004 there were 98 sales in 06759, or about 8 per month. This number dwindles to 57 homes sold in 2008. These are residential stats only. For 2009 we are currently at 40, which would put 06759 on pace for @52 homes sales. In my opinion, I think there will be a little bit of a rush of sales pushing this number into the high 60's..(First Time Home Buyers taking advantage of the Tax Credit), before the end of the year.

Property when priced right moves. When properties are over priced, most of the time they do not even get shown! Pricing the property and proper exposure of the property is the key to moving it.
