Can a mobile home be sold "as is" in California?

Mobile Homes are sold as personal property if on leased land.

If tied to the land with a foundation, etc, they become real estate.

I must take issue with Ron's generalization. Not all Manufactured Homes are chattel (personal property). If the MH is connected to real estate by virtue of a HUD approved permanant foundation and it has an engineered certification atesting to the fact that is does and it's in a land/home community or on private property it is then in fact deemed REAL PROPERTY.

If, however, the home is in a lease/rent MH park or community then it is indeed considered chattel. In anycase, however, they can and are often sold "As Is". However, they still need to meed implied health and safety standards and as such full disclosure is a requirement.

A Mobile Home (used) in California is sold under the motor vehicle laws; it is not Real Estate:

Virtually anything can be sold "AS-IS" meaning that there is no warranty.
You will want to have Inspections to protect you.
