Roberta, sellers can't list themselves on the MLS without a broker. As you may know, the MLS is the most important tool when selling your house, it gives you the exposure you need. Setting a fair list price is a very close second.
If you decide to hire a broker you should check around and interview a few different ones as Dave mentions. For example, we have a "for sale by owner plan" for $495. That will get you in the MLS and if you sell it yourself you will save the 3% buyer broker commission. Our full service listing option is 4.5% (3% of that goes to the buyer's broker).

You can list your home for sale by owner on the website with the same name or militarybyowner may work well in this area. Some Realtors offer reduced fees for reduced services. It is often a Buyers Agent that will bring a For Sale by Owner(FSBO) seller a Buyer. In this case the Buyers Agent may negotiate with the FSBO seller for their fee. In any case it is good to speak with several Realtors in your area to see if you feel their services are worth the fee they ask. Let me know how I may be of service.

Yes, there are Flat Fee Brokers that stick your house in the Multiple Listing Service (MLS) in your area for a Fee... which is essentially a For Sale By Owner since you will be required to do all the work thereafter. In the interim, I would interview 2 or 3 solid realtors in your area for a back-up plan should your home not get much traffic in the first 30 days... on average For Sale By Owner properties are usually over-priced and I would hate to see you chase the market... market chasers are taking a beating in today's market...
