good morning...your question is a great one....i have always believed it is good business to request an appraisal.....call any licensed appraiser that is fha certified and ask them to comp your home.....tell them all the updates you have done since buying the home.....perhaps even call two....comping the home is a lot less than doing a complete appraisal.....you will save many times over the cost of under or overpricing your property....best of luck.....bob mcclure-success mortgage partners- plymouth, michigan.....

You can purchase an appraisal before selling your home. You just need to contact a certified appraiser and have them do the appraisal. An appraisal will give you a snapshot of your home's value, as compared to others in the area, as of the date the appraisal is prepared. Only certified appraisers can do an appraisal in Pennsylvania. A realtor can give you a Market Analysis, which will show you what is on the market, what has sold and gives the realtor's opinion of where your house should be priced to create interest.
