Buying new construction, given option of loft or 4th bedroom, what's better for resale?

I agree with everyone that the 4th bedroom will attract more buyers at resale. But you know what, YOU HAVE TO LIVE IN THE HOME UNTIL YOU RESELL IT! So my answer would be - whatever appeals most to you will make you the happiest at the moment - and if it appeals to you, it will appeal to someone else in the future. This is YOUR home. Design it to make YOU happy! BARB

More bedrooms is always better. You can always use a bedroom as an office, however a loft is a good office but a poor bedroom. In addition when you go to sell it in the future people searching for a 4 bedroom won't even look at your place.

This option depends on the floorplan. I'd say in most cases the 4th bedroom, yet if there is not a second living area and the one living area is small, the loft (used as a second living area) may be a good option. It also depends on immediate neighborhood. If it is more downtown/metro, where younger folks, professionals, and creatives are buying, I would suggest the loft. If it is in a suburban "family" neighborhood, I would suggest the 4th BR. The fundamental question is "what might the buyer of your home look like / who are they (demographics) and what do they value more?" If it is a close call, and you plan to stay awhile, choose what you would prefer. Best of luck to you!

It depends on the number of baths to bedrooms, ratio.
If it only has 1.5 baths or even 2, I say go for the loft. If it has at least 3 baths, I would say go for the 4th bedroom. In general, an extra bedroom is usually more valuable. Lofts look nice but they don't always allow for the most practical uses. Thu Dec 6 2007, 10:45
