Should I sell or refi? 1983 updated baths and kitchen 3000sq ft house on 1 acre with a 5 gar garage. Nice house, decks, fireplace, movie room, hot tub 3 full ba 5 bd. Need to get $500,000.00 min if I sell. Are acreage properties selling well? If not are you seeing appraisals come in at realistic values? On the fence not sure which way to go.

Hello Kim,
As Kathy mentioned, there are many factors to consider when deciding whether to sell now or refinance. Using the criteria that you provided for your home, I gathered some information that may be helpful. According to IRES, the Northern Colorado MLS system, 9 acreage properties (1-5 acres) with 2500-3500 s.f. in Brighton have sold within the past 6 months. Of those, 5 were foreclosures which brought the average sale price down to $302,211. The average days on the market for these properties was 45 days. The appraiser for the potential buyer and for your refinance will consider this information (and more specific specs and comparison adjustments with your home) in determining the value. I am certainly not trying to discourage you, however it is important to be realistic and to know the facts.

Hi Kim,
Appraisers are being very conservative with their appraisals these days. As we are in a very different market with all of the Short Sales and Foreclosure properties. It's hard for appraisers to pull comps. I would need more information from you to realistically be able to give you a fair answer to your questions. Example: What dollar amount did you purchase your property for and how much have you invested into home improvements? What do you owe on the property? Location is still key. I see you're in Brighton , but are you near 96? Or are you private? And, yes to Buyer's are still requesting and purchasing properties with acreage.
