help them by providing area acceptable comps that you are using for said property

Make the appraiser feel like you are working for him/her instead of with him/her.

Don the best way to work with an appraiser is to be available and not pushy. You should already have an idea if the property will apraise for value. Ask if they need relevant comparables that you can provide but never push them on them.
Remember it is what it is and if you some how manage to get an overpriced listing sold in this market it may not close at the agreed upon price.
