Best time to sell a home?

What in your view is the best time or season of the year to sell a home? Does it depend on any criteria or any region? When can a seller get the maximum benefits from a house s/ he sells? Please add your replies.

I think any time of year is good. Spring because kids will be getting out of school Fall because there is less competition, The holidays because buyers looking are serious, I really doesn't matter

Hi. Generally most sales takes place between May and August. Most families wait for children to complete the school year. However check your ineighborhood the less inventory the greater the chances of selling faster at your asking price. Have a realtor provide with a market and home analysis. Also properties that have upgrades sell faster. Buyers certainly fall for cosmetic upgrades thanks to HGTV, DIY, Home depot, Lowes..

The "best time" to sell is a personal question. What is your time frame? How quickly do you want to move? How much do you need/want to do in order to prepare your home in the best possible manner, in order to achieve the highest and best price. Having said all that ... many would agree that this spring, of 2014, is an excellent time to sell! The New York Times recently wrote an article on the real estate market and that prices are going up and interest rates are still low.

Typically the spring is always the best time because of the large buyer pool. When it really comes down to it, serious buyers will be out all year long. In the winter the seller tends to have less competition but this past winter in Westchester, we saw heavy activity due to tight inventory.

Best time to sell your home is when you hire me. Just kidding, typically the best time to sell your home would be spring as most people are concerned with moving before kids go back to school as well as the weather is gorgeous and more people are and about and looking to spend money.

This depends on the price range you are buying in.
Luxury properties see before New Years and immediately after "Wall Street" bonus spike in purchases...

Otherwise, it depends on schools (completing the purchase no later than end of August) - so got to get it under contract from April through July...

And - of course, spring time for the rest of the buyers - as in summer buyers try to stay in places by the water or in the mountains...

In New York - there are 2 busiest seasons - from April till July and from the end of Summer to the Mid Fall - this is when most apartments get listed and most buyers are looking. If listed during these times, your property will have maximum exposure. However, the supply is also the highest during these months. If a property you are selling has somewhat inferior appeal compare to other properties in this price range and location, perhaps you may want to list it in the fall and winter season instead, and take advantage of the limited supply of properties on the market. This is why it is important to speak to an experienced professional and get their feedback on what would be the best approach to market your property.

Common sense wold indicate when the snow stops falling and those giant piles of dirty, dirty, dirty snow has melted from the parking lots. When folks can shed the insulated coats, can avoid waking salted sidewalks all make for a better season to go home shopping.

When can you get maximum benefits?
When what you are selling appeal the the largest pool of buyers.
For instance, if the home has 3 or 4 bedrooms, in a exceptional school district, those buyers with school age kids are going to value your home MORE, and will need to make a decision between May and August.

Of course, some folks my be selling big waterview condos. Different dynamics would be involved.

One more piece is needed to maximize your benefit. Chat with your REALTOR to put in place those optimizer that will get you the best terms and conditions.

Overwhelmingly, though, you will see market forces negate most attempts to 'time' the market. More buyers occur simultaneous with more sellers. The ratio remains unchanged.

When you need to sell, that is the right time to sell.

Depends heavily on location, so find a good realtor in the area where the home is (I see you're in CA but you asked the question about NY) and have a discussion with them. Try a few, get several opinions and compare them. Best of luck selling your home...

Look here. There is no need to sell a home at any time r season. It depends on peoples need. When they need to buy a Home themselves then they do. So its just depends on their needs only.

Hi Jay. In my neck of the woods and for the past 36 months I have put new listings on the market beginning November/December of each year and I have sold and exceeded my selling goals well before June-July. Typically March-July bring a flood of properties to the market and that massively increases competition as well as "days on the market" per property. My business is 12 months a year not just a few months per year and all of my business is now referrals.

There are buyers in the market every month of the year. Selling a property in minimum time takes WAY more activity than listing criteria or adding photos to a listing. Seasoned, experienced and full time agents know this: Inspire, motivate, and excite regardless of the time of year will always bring offers. Good luck to you!

Best time to sell is spring and summer just because families with kids List in the Spring or Summer: Spring is commonly referred to as the best time of the year to sell a home and for good reason but May through July are actually the busiest months for selling homes. These busy months can encourage more buyers to look at your home and create competition for the purchase of your home. More buyers are in the market for new homes during the spring because they have received their tax rebate checks and can afford the down payment and other costs associated with buying a home. Also it appears that home sales during the spring are more likely to be at full asking price which is a great benefit for the seller. Summer is a great time to move for a variety of reasons which is why so many homes are sold during these months.List in the Spring or Summer. Good Luck.

In my local market the best overall time to sell real estate starts in Spring and ends in the Fall months. Buyers can usually find bargains November through March of each year.

Definitely the Spring is the best time to list a home. People don't like to tour properties during Winter, because of the cold; and, although they want to be out and about during the Summer, it can be overwhelming to spend too much time touring, in the heat. (Also, you have to run the air conditioning on high, just to keep people comfortable, in the home.)

Everyone has cabin fever in the Spring; they are excited, and ready to go out, and do something fun... and what may start out as a passing interest to check out an open house, can easily lead to a drive to purchase that first, or next home.

The most important factor though, is how the property is presented. It must always be clean, and crisp. It should look the way that you expect a hotel room to look when you walk in... beautiful, free and clear of anything extraneous... and, if possible empty of personal items. If you can have the property staged... that's even better.
