Kate, Home Seller in 19067

Besides reducing price, how do I get the attention of all of local realtors? We need to be the must see house!

Kate, I don't agree with offering bonuses to agents. I am not into spending your money if I don't have to. A prospective buyer is going to walk into your home and although I can point out the amenities and benefits of your home and neighborhood...they will either like it or not. I forsee my job as a marketing expert. My job is to get the most sets of qualified eyes to visit your home so that one will fall in love with it. That plus pricing strategy will set the stage for results!

The pictures should always be the best they possibly can and must be taken with a wide angle lens with plenty of light.
Look at your house with a critical eye, look for the details.
Ask friends and family for their honest opinions.
If you have an agent, ask him/her what they are doing as far as Internet marketing.
An additional bonus or incentive to the agent who brings an acceptable offer can sometimes make a listing stand out, at least make it remember able, and sometimes might give it the little extra it needs to get it shown.
Ask your agent if they can do an email campaign to other REALTORS in the area. This works best with an added bonus or incentive. Good Luck!

Your house needs to look better than its competition! If your house is in the best possible condition it will get the attention of realtors and potential buyers. By condition, I mean the house has been updated, feels warm and inviting, apppears move-in ready and shows well. Most sellers have difficulty viewing their house objectively in order to effectively prepare it to sell. Consulting a stager may be worth your consideration.

Other than reducing the price, if you want to get the attention of the local realtors (and the buyers), then be the best house at your price. That's it.

Hi Kate, You have received good advice from the other agents. Whether you are selling by owner or have hired an agent, the three important things to sell a house are
1. Price . If it is slightly lower than the competition you will get more showings than the competition
2. Marketing .A good agent can market on several internet sites, take great pictures etc, The agent can inform other agents by emailing or brochures, brokers open house etc. You can also look up sites if you are a fsbo.
3The house should show well. It may be worth it to have it staged. You may want to go and see some model homes to see how they create a desire to buy . Get rid of clutter . Have it professionally cleaned .

Hi Kate: If your home is currently for sale, and you are looking to get noticed by other realtors, so they will show your property, get your Realtor on the internet. In this market and time, it is all about advertising your property on line. It should be every where. It should be easily found through a yahoo or google search. Your Realtor should be on Active Rain advertising your property. It should certainly be in places like Trulia, Zillo and most importantly, the craigslist.org. Your realtor should be using free flyers like postlets.com, and you should have a virtual tour like one that is offered by http://www.realestateshows.com, which also now offers video shows of your home which can be placed on places like u-tube. If you want to be noticed, be priced correctly. Be all over the internet. Pay attention to your competition. Make sure you have the right realtor representing you! A motivated realtor will put the advertising in place that will attract buyers. That realtor will make sure to send out the message that your home is not a drive by! It must be seen to be appreciated!. Along with that, a properly priced home and a good commission structure is all you will need.

Advertise, advertise, advertise. Also, if you are selling aforsale by owner - offer a realtor 4% commission to bring a buyer in. But you have to ask yourself, why not just pay the 5% so that a realtor can pay for all the advertising in the real Estate Book, Magazines, Newspapers, onlin, flyers, etc. This way, what are you really losing. You are only gong to gain tons of buyers, realtors, investors to your home, maybe they will even get into a bidding war. Yes, it still happens in this market. Hi Kate, my question to you...is your home listed with a realtor or are you attempting to sell it yourself? The reason I ask, is that I would have different suggestions for each case.

If your home is listed with a realtor, they should have priced your home correctly for sale, or at least proposed to you the ideal sales price. Consult with them on what the appropriate price for your home is, or what things they reccomend you do to increase the desirability of your home. Ask them to show you other homes in the area that your home is competing with so you know how to position your home for a quick sale.

If you are selling your home on your own...Use a service to list your property on the MLS, price it aggressively and offer at least a 3% commission to the selling agent, maybe even a cash bonus. Fax a sales sheet with your homes pictures and pricing to all the realtor companies you can find in your area. Or print it out and hand deliver it. And use all the good suggestions posed before me.

If you are selling your home on your own, you have to offer a commission for a sellers agent. Otherwise they have no reason to bring a buyer. If you are listed with a realtor, follow their advice, take a proactive approach to getting your home sold. If you are already doing that, maybe you need a more motivated agent to represent you.

Hi Kate,

I see that your zip code is in Morrisville, Pennsylvania. On Oahu we have one day a week that we do brokers open - this is where the agents go around and view the homes on the market. I know that selling your home has to do with getting as many eye balls on your property as possible. You may want to ask your realtor about working with an escrow company in your area. Have the escrow company do an e-blast to the agents in the area inviting them for a special brokers open. The escrow company may provide flyers for their business and food for the brokers. The other feedback you received was great advise.

You mention reducing the price, however, the most important thing to consider is how you compare to the competition. Sometimes sellers believe that they are priced right but have not taken into consideration comparable competition. If 5 comparable homes are selling in your area per month and you have 100 comparable homes on the market with new competition arriving daily then it is so important that you price your home so that it will be one of the 5 homes considered this month. Realtor buzz about your home might get you showings, if your are priced correctly. Realtors talk about properties because they are "good deals" or the property fits "a specific buyer" or because it has sought after features. I visit a lot of properties during broker opens so that I can keep up w/ the market. I talk about properties that are exceptional and are priced right.

You must combine the marketing efforts with right pricing. Falter on either, and it will compromise your results.

Getting Realtor attention, once it is right priced, is a matter of broker opens, good text descriptions, and good visual support in photos and virtual tours.
