Hi,

Fortunately for you, I just move to a new company that has access to such data and shares it with its agents. The SAR data shows that for all properties (residential and condos) in Siesta Key, the average days on the market has gone from 160 days 2 years ago to about 110 days right now. FYI, the number of active listings over the past 2 years has been quite stable (with few variations) around 1000 listings at any given time. Since May 2006, the highest # of sold units in a single month was in May of 08 with 59 sales.

The fastest way to sell a single family home is to hire a professional realtor that can guide you and assist you in making all the correct decisions. Your should choose a realtor that can also give your property the most marketing exposure.

Lori is correct, the Sarasota area is a very fluid market, and her statistics are right on. No one can tell you how long your particular home would take to sell, only what the average time on the market for your area is. The best that any realtor can do, is to use the tools available to them, and rely on their experience and familiarity with the area. After viewing your home they could take an “educated guess”, but that’s all it would be.
Home buying is a very personal thing, and there are many reasons why people buy homes. Something that turns one person off, may be just what the next person through the door is looking for. The best way to insure that your home is noticed is to make sure that it receives lots of exposure, and hire a good competent realtor..

I just did a quick search in the MLS and there are 23 properties that have sold since April 1, 2007. You need to keep to the most current info when answering questions like this because our market is very unique and very fluid. The Days on Market, or DOM, ranged from 12-554. Naturally, the prices were all over the board as well, $350,000-2.6 million.

FIRST ANSWER

The Inventory levels on the national level are about 7 months. South Florida tends to have properties on the market a little longer than the rest of the country.

That being said, there are things you can do that can help your home sell faster. Make the home more appealing inside and out (paint, mow lawn, etc.) is a great place to start. Decluttering the inside is one way to make the home more appealing as well, so pack up the personal items you don't really need and send them to storage.

There are many other things you can do, but getting a good Realtor would be a big help also as they can provide additional assistance in prepping, pricing, and marketing your home to make the sale as quick as possible.
