For the past several years, price seems to be the ONLY criteria necessary to assure a timely sale. Your realtor should be expected to prepare a Broker Price Opinion that lets you know the expected sale price of your home. Price opinions are created by careful study of the most recent sales in the area, and then picking several that are very similar to your home. By seeing what similar homes sold for, it is possible to "predict" what a home like yours would be expected to sell for.

If the homeowner decides to stretch things a bit by offering their home at a much higher price, it is likely that the home will not sell if market conditions remain the same.

average home is 10 months, unless you know how to sell your home in 9 days and profit everytime gaurenteed.

That varies depending on what type of property and pricing is key. To give you specific information it would be important to find out the property type of home which is of interest to you. Using all listings in Mt Shasta the average days on Market is 226. with an median price of $277,000. Homes priced up to 200k average DOM is 243. 200k to 300k average DOM is 264. 300k to 400k average DOM is 185. Hope this answers your question :)

This really depends on who is the seller, how is the house priced, and a lot of other things.
